    FINALLY, a decent garage

    So I'm FINALLY building my self a proper garage. Not as big as I'd really like to have but we can't have everything.

    It's 26 feet x 36 feet with NO support posts in the middle to get in the way. It'll have a nice 1 bedroom apartment above where we'll live while we build the main house.

    Built to all the latest Gulf Coast Hurricane codes so it'll be here for a while. For all the extra cost that added, it damn well should be. The 20-foot-wide garage door will be rated to withstand 150 MPH winds.

    What do you think?

    From what I know of construction it looks over built all right! And a really decent size too!

    Looks great, but it doesn't look particularly overbuilt to those of us in Southern California. Wind loads and earthquake lateral forces are similar but inverse: earthquake max at bottom; wind max at top.

    I truly hope you never have to test that 150mph garage door rating, though; you don't see many 20'-wide openings that can really handle 57psi pressure. For lowrise construction, we design commercial curtain walls to 30psi (about 110mph)...

    Any way you look at it, though, it looks like a great garage.

    Beware... the bigger the garage, the more toys you fill it with and before you know it, she has to park outside.

    Congratulations. Build it like you mean it I like to say.

    About Hurricane codes; make sure the rafters are tied to the wall assembly using H1 or similar clips, they're probably there or will be. The entire structure will only be as good as the weakest point that lets the wind in.

    Actually, with just the two of us now, we have been having that conversation. One theory is that we could just build a mirror image and connect the two living spaces. Or have separate ones.

    Yep. This sucker has hurricane ties everywhere they can possibly be put. I should have invested in Simpson stock before I started.

    Those darn metal shear walls you see in one pic are especially expensive and I had to put one in each corner. We've joked that when the next "Katrina" comes through, we'll at least know where the corners were.
